Step-By-Step guide to payments

Payments received after the 10th of each month will receive a $25.00 late fee AND 1.5% interest will be added to your account.  Paper

payments (money order, personal checks, cashier checks) received for payment of dues will be charged a $10.00 handling fee. Returned

transaction fee is $40.00. All card payments will be charged a 3% fee.

Why are the dues so high?

There are many maintenance issues in the community that are in the financial plan to fix. 

(See financial plan at the bottom of this page.) 

There are only 52 units to share the financial burden.

How much money should an HOA have in reserve?

  Despite a number of issues and hindrances, most HOAs are able to have a 70% funded reserve. While not at full capacity, 70% is a good level to maintain. This allows the HOA to fulfill its duties and responsibilities without compromising any needed expenses within the community. This community is currently 2% funded.

Begin saving money to build reserve account to $1.5 million
